    Feasibility Studies

    Applicable codes are reviewed to understand possible "as-of-right" solutions.

     

    Zoning Codes will be studied in detail. Important issues include lot size, set-back requirements (from all property lines), allowable lot coverage and maximum floor area.  

     

    Site Plan Configurations may be illustrated as a guide to understanding possible solutions that comply with the Zoning Code.  The examples below show (on the left) a new house on a property with a stream in the rear yard and (on the right) a sub-divided property.

     

    Variances, if required, will be discussed.  A variance is required when some aspect of the property and/or the proposed improvements do not comply with the Zoning Code.  To obtain a variance, an application must be submitted to the local Zoning Board of Appeals.   This application will require an up-to-date survey as well as architectural drawings of the proposed project.
