    Final Floor Plans & Exterior Elevations

    The documents now become more technical.  While still representing the design, the drawings will also include dimensioning, specifications and references to construction details located on other drawings. 

     

    In general, the more specific the construction documents, the more accurate the bids and the more efficient the construction process. 

     

    The floor plan at right has many notations on it that reference multiple drawings and specifications.

     

     

     

     

    Phase 4:  Construction Documents

    Interior Elevations & Details

    All custom designs of the interior spaces will include the following drawings and services:

     

    1. Interior elevations showing all relevant interior walls including moldings, wainscoting, built-ins, cabinetry, fireplace surrounds and all custom built-in finishes.

    2. Design details documenting construction details and finish details.

    3. Shop fabrication coordination will be provided for all fabricated elements including fabrication coordination, shop drawing review and on-site inspection of all shop fabricated items.

    4. Bathroom design will include interior design and assistance in selection of all finishes and fixtures as well as assistance with on-site coordination of installations.

    5. Kitchen design will include interior design and assistance in selection and purchasing of all appliances, fixtures and cabinetry as well as assistance with on-site coordination of installations.

    6. Lighting design will include assistance with shopping for and specifying all recessed and decorative lighting fixtures as well as assisting with purchasing and on-site coordination of installations.

    Critical construction details and specifications are provided which help contractors understand how to bid the project as well as how to construct the project.  
     
    The building section (to the right) shows a cut through the building where a new porch and bay window are being added to an existing house.  The drawing has several notations that include important parameters and specifications.  The drawing also has multiple keyed elements that are references to more detailed drawings found elsewhere in the construction documents.  
     
    In addition to the detailed drawings, a specifications book is provided. These specifications include requirements for materials, equipment, systems, standards and workmanship.  
     
    Taken together, the drawings and the specifications book create a detailed description of the project.
     
    In addition to the architectural drawings, other consultants will provide their own documents that will be added to the construction set.  Most projects will require structural and civil engineering drawings and specifications.  Other consultants such as audio-visual, acoustic, sustainability, energy efficiency and mechanical engineering may be involved and provide additional documents
