We are both personally involved in every project. In fact, about 90% of the design services for every project are done by the two of us. We learned early in our practice that we love designing homes. We are particularly fond of creating custom exterior and interior details to make every project a unique and fully integrated design.
We also learned that a truly well designed, custom home requires a high level of involvement from the principals. There is an old saying in the architectural profession: "If you are not drawing, you are not thinking." We are committed to doing our own, thorough drawings and staying intimately involved in every project to ensure the highest level of design quality and service.
Highlights of the Process
Bart will research applicable codes and zoning restrictions in order to understand the full potential of the property.
Deborah is the lead designer ensuring the entire project has complete design integrity.
Municipal and State Reviews
Bart will shepherd the project through the bureaucracy of Municipal and State procedures, including all interactions with local governing boards such as Architectural Review Boards, Zoning Boards and Planning Boards.
Construction documents are a shared responsibility. Typically, Bart will prepare site plans, floor plans, building elevations and building sections in AutoCAD format. This enables distribution of templates to consulting engineers and coordination of their work into a final set of documents. Deborah will provide the many architectural and interior design details, which are specifically drawn for each unique project.
Consultants are used for very specific tasks. A site surveyor is used for documenting existing site conditions. A building documenter is used for measuring the house and creating existing conditions documents for all renovation/addition projects. A structural engineer will be involved in most projects to provide the most up-to-date structural solution. A civil engineer will be brought in as required - usually for storm water and erosion control issues. Other consultants that may become involved include experts in the fields of audio/visual, security, detectors/alarms, acoustics, landscape design, as well as energy and sustainability.
Construction observation is a very important part of the services provided by HGA. Deborah and Bart share the opinion that they must stay intimately involved with the project during construction in order to ensure client satisfaction. Through frequent site visits and ongoing conversations with the general contractor and their sub-contractors, they monitor the project to ensure it is being constructed in accordance with the Contract Documents. In addition, they will be involved whenever anything unexpected is discovered that requires changes to the original design, which is very common with renovation projects. They also review and authorize every contractor payment.
Certifications and Awards
Bart Hamlin and Deborah Goldreyer both received Masters of Architecture from Columbia University Graduate School of Architecture in 1978.
Bart and Deborah are both licensed Architects in New York, and Bart is also licensed in Connecticut.
Bart is a member of the American Institute of Architects.
Hamlin Goldreyer Architects was selected as one of 12 best architectural offices in Westchester County by a panel of experts for Westchester Magazine, 2012.
Hamlin Goldreyer Architects was voted "Best Architects" by the readership of Westchester Magazine for four consecutive years, 2013-2016.
